Technical Requirements

When considering office options keep in mind any specific technical requirements you may have. The specifics will vary by industry but its a good idea to keep an eye on the following.

Plumbing and drainage

If you would like a wet-pantry in your office please check that plumbing and drainage can be run to your proposed office unit. In relatively modern buildings this should not be a problem, however, sometimes due to the age of the building or unique structural elements this is not possible and you will not be able to have running water supply to your unit.

24 hour A/C supply

In order to operate a server room within your premises the building should provide either 24-hr A/C capability or 24 hour chilled water capacity to keep the server room at a suitable operating temperature below 20 degrees celsius.

Backup Electrical

Grade A office buildings will generally have backup generators in place and dual power risers supplied by different providers to ensure business continuity. If you have trading desks or server rooms providing services to off-site users attention should be paid to the emergency supply available for your proposed space.
