Floor area

Floor area is calculated in specific ways in Hong Kong. Below is a guide to the terminology and methods used.

Net Area (N)

Net area is the measurement that most accurately reflects the actual office space you lease. It is considered to be 100% efficient.

Lettable Area (L)

Lettable area is calculated by including some common areas on the same floor and may include lift-shaft voids and fire-stairs. Lettable area efficiency may be anywhere from 70-80%

Gross Area (G)

By far the most common measurement employed for commercial space in Hong Kong. Gross area includes a portion of the building common areas, lobbies, into the area calculation of your office space. Efficiencies for Gross area may vary from as low as 50% to 75%

As part of an office evaluation it is important to reduce various office options to a "Net Effective Area". This will help eliminate the differences in area and thus total rent to permit a valid comparison of different office options
