Lettable area is calculated by including some common areas on the same floor and may include lift-shaft voids and fire-stairs. Lettable area efficiency may be anywhere from 70-80%
By far the most common measurement employed for commercial space in Hong Kong. Gross area includes a portion of the building common areas, lobbies, into the area calculation of your office space. Efficiencies for Gross area may vary from as low as 50% to 75%
